Why you should trust a real estate agency

1. Training & Experience

You don’t need to learn as many things regarding property sales and purchases from the moment you find a real estate agent you trust. Henry Ford once said, “When you hire people who are smarter than you, it proves that you are smarter than them”. The trick is to find the right person! Why should you waste your valuable time, when you can hire a professional who already knows how to handle this type of situation?

2. Real estate agents are your “firewall”

A serious real estate agent will protect your interests. If you are a buyer, they will protect you from potential fraudsters, while if you are a seller your real estate agent will filter all the calls and interested parties, and recommend serious customers only.

3. Saving time & energy

As mentioned earlier, real estate agents will sort through the interested parties, separating serious customers from shifty characters. This allows you to use your personal time with comfort, utilising it differently, not having to enter into the process of carrying out all the meetings yourself. The real estate agent will represent you and handle the promotion of your property without you having to be present. In fact, it has been observed that interested parties always feel more comfortable visiting a property without the owner present, as their presence causes them stress.

4. Knowledge of the neighbourhood

The real estate agent has all the necessary information on a given neighbourhood, whether that concerns census data, the existence of schools, or crime rates. For example, you may know that a house down the road was on the market for €300,000, but a real estate agent will know whether it was upgraded (renovated) and what the final sale price was.

5. Negotiation skills & confidentiality

Top productive real estate agents are excellent negotiators and that is due to their objectivity and lack of emotional connection to the transaction, in contrast to their clients. In fact, that is their defining characteristic. Good real estate agents are not messengers, simply presenting offers to buyers (or sellers, correspondingly). They are professionals, trained to present properties to each client in the best possible way, and to protect their client’s confidential information.

6. Professional networking

A real estate agent collaborates with other professionals, many of whom provide services you will require in buying or selling a property. Due to the legal responsibility involved, many real estate agents hesitate to recommend one person or one company over another, but they are aware of who has a good reputation as regards being capable, effective and competitively priced. Nevertheless, they can present you with a list of names of people they collaborate with and help you make a wise choice. Furthermore, a real estate agent has at their disposal the right means to present your property to the public, such as, for example, posting it on their company’s website.

7. Information on market conditions

The real estate agent is the person who will reveal to you the current conditions of the market, which will govern your purchase or sale. Information such as average sale price, average cost per square metre and general rates of prices on the market, are factors that determine how you need to proceed in order to ensure the best possible result.

8. Setting Prices

In contrast to what some believe, real estate agents do not select the price for sellers or buyers. Real estate agents essentially help their clients make a correct and smart choice that will benefit the client. Real estate agents will ask their client to assess the property based on its features and to select the price they believe it is worth. Lastly, based on market conditions and supply and demand, the real estate agent will create a strategic negotiation plan.

9. Advice regarding the property

A real estate agent may assess your property objectively and propose various ways in which you can improve it, in order for it to become more presentable, such as repairs or lighting ideas.

10. Answering questions and resolving confusion

You may believe that everything is over when you sign the papers, however this is not the case. After signing, various issues may arise (such as taxes), which may cause confusion and ruin your feeling of excitement. A simple call to your real estate agent will answer all your questions. They can help and reassure you. This is why you can consider them your friend and partner in your future affairs.
