In express time, from March 2021, taxpayers will close their cases concerning real estate transfers, donations, parental benefits and inheritances.

According to the newspaper TA NEA, with the changes promoted from next year, real estate transfers move to the digital age as the design provides:

1. In March, the electronic platform set up by the Ministry of Digital Government for the electronic real estate transfer file is expected to be activated. Dozens of supporting documents, certificates and documents required today for a property transfer by all involved bodies (AADE, Land Registry, Technical Chamber, municipalities, EFKA) will be collected electronically and will be registered in the file of the property to be transferred. The collection of documents and certificates will be done by the notary who will be authorized by the parties. The notary with his personal passwords will enter the electronic platform and will submit a request to each body for the electronic issuance of the necessary certificates and documents.

The electronic platform will show the date of submission of the request and in this way, as stated by the president of the Notarial Association of Athens, Piraeus, Aegean and Dodecanese, George Rouskas in the newspaper TA NEA will be automatically ascertained if there is a delay in the process. The electronic collection of supporting documents, documents and certificates will exempt taxpayers from visits and queues at the Tax Office, municipalities, town planning for the issuance of the necessary supporting documents and documents. It is typical that today at least 20 supporting documents are required to complete the transfer of a property since the contract must be accompanied by tax information, ENFIA certificate, certificate of non-debt to local authorities, civil engineer's certificate of urban legality, energy certification certificate.

2. With the application of the new objective values ​​which will cause a domino effect of tax increases and fees in the areas where the zone prices will make a jump, the AADE platform for the electronic submission of all real estate tax returns as well as the tax returns, parental benefits and inheritance tax returns. Each declaration will be prepared and submitted electronically to the Taxisnet system. Then the data will be checked electronically, the tax will be confirmed and the Debt ID (TO) will be issued for its payment by the taxpayer.

It is also pointed out that with the electronic submission of capital tax returns, the provisions that have been suspended and provide for will be activated:

-Increase from 6 to 9 months the deadline for submitting initial or new inheritance tax returns, provided that the heir died in the country.
- Modification of the procedure for submitting tax returns for real estate transfers for areas where there is no objective system for determining the taxable value.
